I was told by other self builders there is ALWAYS a sting in the tail when it comes to self building and the addition of our septic tank and waste system certainly the sting in this build.
Starts way back at the planning stage when the planners insisted we drop the roof line by 500mm … that’s about 18 inches in old money. A simple change to the plans we thought … oh no!
Because the plot is on an incline from the front all the way to the bottom, nothing major but on a slope nonetheless which has a huge knock on effect on the depth of the drainage. As you can see from the pics the hole for the septic tank is at least 5 metres deep! And that’s not all … all the subsequent land drainage is going to have to go down to the same depth.
Bottom line is this will cost us a further £15,000 to complete the work which we had budgeted £5k to complete.
Advice to any self builders out there – Adjust the roof line of the house during construction every time … it would have saved on construction costs as well as cost of the roof tiles, labour etc etc … not to mention the drains could have been fed into the existing septic tank we had on the property!
Can’t wait for this stage to be over.
